Flat roof covering adjoining a brick wall

Flat Roof Replacement

Flat Roof Replacement

Replacing a flat roof means looking beyond the top layer. The deck, drainage, edges and wall junctions help determine what the job needs.

Beyond the surface

A fresh covering needs a suitable roof beneath it

A patch can be a sensible response to an isolated defect. Where the covering is failing in several places, previous repairs keep breaking down or the condition below it is uncertain, replacement deserves a fuller discussion. The first question is what has failed, not which product to order.

Tell us where water appears, whether it follows rainfall and what has already been tried. Standing water, damaged edges or a split covering are useful observations to report from a safe position, but none gives the complete answer on its own.

For a smaller repair, see flat-roof repairs. If the building is a garage, our garage-roof service covers the additional survey information to send.

Survey priorities

The details that shape the replacement

Discuss the roof as a connected system
DetailQuestion to resolve
Deck and existing layersWhat remains suitable, what must be removed and which concealed areas may change the scope?
Water routeWhere should water leave the roof, and are falls and outlets part of the proposed work?
Walls and upstandsHow will the new covering meet adjoining walls and raised details?
Lanterns and penetrationsWhich existing fittings remain and what junction work is included around them?
Edges and rainwater fittingsAre trims, gutters and adjoining components included or retained?

Replacing a covering does not automatically include rebuilding every edge, changing roof levels or replacing nearby fittings. A useful quote makes those boundaries visible. Where the survey identifies another problem, ask whether it is included, optional or needs separate assessment.

Felt rubber or fibreglass

Choose a specification, not a slogan

We work with the three main material families in our service brief: felt, rubber and fibreglass. Roof size, shape, junctions, the existing construction and the chosen system affect the proposal. There is no one material that can be declared best for every roof.

Our flat-roof material comparison introduces the options. For your quote, ask for the actual covering specification and associated detail, rather than relying on a generic lifespan or a broad claim that a material never needs attention.

Before a start date is agreed, explain access restrictions and what is beneath the roof. Discuss deliveries, clearing the working area and how changes uncovered during removal will be communicated. The final scope should also state the guarantee that applies to the agreed workmanship.

Your next step

Arrange a flat-roof assessment

Send your postcode, the building type, any approximate dimensions you already have and ground-level photos of the roof edges. You do not need to climb onto the roof to make an enquiry.

Questions

Frequently asked questions

  • Should a leaking flat roof be repaired or replaced?

That depends on whether the defect is local and whether the surrounding covering and deck remain suitable. We also need to consider any previous repairs and recurring problems. A leak alone does not establish that replacement is necessary.

  • Which flat-roof materials do you work with?

Our roofing work includes felt, rubber and fibreglass flat roofs. The specific system and detail are agreed after the roof is assessed; suitability is not decided by material name alone.

  • Is replacing the deck included?

The quote should say what is included and how hidden damage will be handled. Not every roof needs the same deck work, and some condition checks can only be completed once the old covering is removed.

  • Can you replace a garage roof?

Yes, garage roof repair and replacement are part of our work. Use our garage-roof service page for the additional questions about roof sheets, access and the condition of the garage.
