Garage Roof Replacement: What to Check First
Before comparing coverings or prices, establish what needs replacing. A garage quote can mean a new surface, new decking or a much wider job.

Is the defect local or is the roof widely deteriorated?
A single damaged junction does not automatically require a complete replacement. Conversely, a patch may be poor value if failures recur across the covering or the underlying roof is no longer suitable. Ask what evidence supports the recommended approach.
Explain the roof history: whether leaks are new or repeated, what repairs were tried and whether the garage is attached to another building. Keep any existing paperwork. The aim is to understand the job before discussing a product or a headline price.

Compare the whole proposal, not just the covering

This is a cost-factor guide, not a published Ashurst price list. We have not assigned a universal price per square metre because a small roof with awkward access or damaged decking can have a different scope from a clear, straightforward roof of the same area.
Material names are not complete specifications
Ashurst works with felt, rubber and fibreglass flat roofs. A quotation should explain the proposed covering for the actual roof, including the edges and connections. Do not assume two quotes using the word rubber describe an identical system or preparation.

If old sheets may contain asbestos, do not drill, break or lift them to identify them. Appropriate identification and specialist advice must come before work that could disturb them. This is not an offer of asbestos removal by Ashurst.

Send enough context for a useful conversation
Include a safe wider photo, your postcode, the garage use and any approximate dimensions already available. Ask what remains uncertain and what would happen if further damage were uncovered.
Frequently asked questions
What is the cheapest way to replace a garage roof?
The lowest covering-only price may exclude access, removal, deck repairs and roof-edge work. Compare an equivalent scope first. A material cannot be chosen responsibly on price alone without checking suitability.
Does the quote include removal of the old roof?
Do not assume so. Ask which materials will be removed, who is responsible for disposal and whether any specialist assessment or work is excluded.
Can I keep the existing deck?
That depends on its condition and compatibility with the proposed covering. Some areas may be concealed until work begins. The quote should explain how any further work would be agreed.
Is a flat-roof photograph proof that the same job suits my garage?
No. A photograph can illustrate a finish or detail, but your garage construction, access and roof condition must be assessed separately.
